A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.
General Guidelines
●Pets: A pet fee of $75 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.
●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.
Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.
●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.
●Trash: Dispose of all trash in outside bins before departure.
●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.
●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.
●Windows: Keep windows closed for security.
●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.
●Storage Closet: Keep this area closed and locked.
●Consumables: Leftover items are at your discretion; freshness is not guaranteed.
●Furniture: Do not rearrange.
●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.
●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.
●Illegal Activities: Will result in immediate eviction.
●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.
POOL & HOT TUB RULES
●Use at Your Own Risk: By using the hot tub and/or pool, guests acknowledge and agree that they are using these amenities at their own risk.
●Supervision: For safety reasons, children under the age of 16 must be supervised at all times while using the hot tub or pool.
●Health & Safety: Guests should not use the hot tub or pool if they are under the influence of alcohol or drugs. Please shower before entering the hot tub or pool to maintain cleanliness.
●Cleanliness: Please ensure that no oils, lotions, or soaps are brought into the hot tub or pool. This helps maintain the quality of the water for all guests.
●Proper Use: For your safety, please follow all posted guidelines and do not engage in risky behavior in the pool or hot tub (e.g., diving, rough play).
●Damage: Any damage to the pool or hot tub caused by misuse will be charged to the guest.

Access
Guests will have access to the poolside studio and all of the properties shared amenties. This is for the studio listing, we do have 2 other listings on this property. All of the backyard resort amenities are shared.
Space
This beautiful poolside studio space comes with a fully furnished kitchen with all new appliances, granite countertops, a king-sized bed, and an incredibly comfortable and new sofa sleeper! Stay cool with the air conditioning or turn on the fireplace for a nice cozy evening. Catch up on your favorite shows on a smart (Roku) 4K TV by logging onto your personal Netflix, Amazon or any other streaming services (we do not provide any content).
All units share a 7,200 sq ft. common area. Feel free to enjoy this enclosed, outdoor area, by going for a swim, sunbathe by the pool on the chaise loungers, relax by the koi pond and waterfall, sit on the queen-size-bed swing under the breeze of a ceiling fan, or enjoy a drink in the bar while watching the 60” tv or listening to your favorite music! You also have access to a covered patio seating, and an outdoor kitchen, with our 5 different grills (charcoal, wood burning brick oven, or propane). We have an indoor complimentary coffee bar with individual seating areas that is accessible at all times for a quiet place to have a cup of coffee while reading a book from our lending library. There is also a large area for your dog, clean up bags are provided.
Sleeps 4, Full Kitchen (fridge w/freezer, microwave, dishes, silverware, and coffee maker), towels, sheets, etc. Wifi is included with flat-screen TV. Some of the amenities we have include:

Great Spot in North Florida

This property was surprisingly awesome. Set in a rural residential neighborhood, south of Jacksonville, it evoked the laid back vibe of beach life.Our studio was well anointed and comfortable for our stay. The grounds were fantastic, with a hot tub, pool , sauna grill and Tiki Bar. I fun place to kick back and enjoy the good life While visiting North Florida.

The place was great! Even though we had to share common areas, it worked out great. The other two places were rented at the same time by people other than our family, but it was absolutlely no problem. We made new friends! The only issue that ever came up was the parking. We had rented the space to accomodate my in-laws that were in for the holiday. My children and my husband's sibling wanted to come and visit, but the parking was very limited. We managed it by carpooling from my house that is not very far away. Andrew was very nice and quick to respond to any issues and also very understanding of our circumstances. This place is absolutley amazing and is full of places to just relax for any size group of people. There is always a little nook somewhere to escape to if you need to get away from the rest of the residents. I would totally recommend for vacation or just a get-away!
