Great place to stay. Near all the restaurants in the San Marco area. Easy to get on and off the highway. Things I would add to the place for future tenants, mattress pads, potentially smoke alarms since I didn’t see any fire suppression system in the unit, a vaccum for cleaning the rugs and carpet. Overall, a great place to stay.

Cute and convenient to all the places we wanted to visit. Walking distance to restaurants and shops in San Marco, short drive over the bridge to Riverside Art & Farmers Market, 5 Points or cycle the Baldwin Trail. The neighborhood is quite. Andrew was a good host, very responsive. Easy check-in once we figured out the address is in the alley. Plenty of parking. We definitely recommend!

The place was very clean and was described accurately. For my daughter and I, it was great. The location was perfect for all the activities we packed into our three day visit to Jacksonville. We visited Sea World, shopped in St. Augustine and ate at the Salt Life Food Shack, had a meal the "the Metro Dinner", shout out to Miller's Ale House for a fantastic dinner and they let us watch the Steeler's game there, had a fantastic burger at Epik Burger, and took in a Jaguar's game. Most importantly, I felt safe when we were at Andrew's place. He had the lights on for our late night arrival on Friday and there was a safe place to park around back. Finally, Andrew responded to any question that I had within minutes!

My husband and I stayed here for 3 nights and absolutely loved it! The apartment was very clean when we arrived and both the inside and outside of the air bnb looked exactly like the photos! We weren’t far from restaurants so that was a plus too! I would recommend staying here! We felt right at home. The area is quiet as well.

Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
This is our rental agreement that you accept upon reserving:
REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through select booking channels. Thank you for your understanding.
● No dogs.
● No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● No pets.
● No eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● This is a smoke-free property. Smoking of any kind is strictly prohibited inside the home or on the premises. Violation of this policy will result in a $200 fine to cover additional cleaning costs.
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Report any damages and/or breakages within 24 hours of occurrence. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●If there is a W/D available then the Washer/dryer is available for 1+ week stays ONLY. Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if
units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
IMMEDIATELY.

Neighborhood
The quaint San Marco area centers on its leafy namesake square, a lively hub with indie boutiques and casual eateries serving brunch, pizza and ice cream. Chic bistros and trendy bars dot surrounding streets. The art deco San Marco Theatre shows art-house movies and new releases, and rock bands play at intimate venue Jack Rabbits Live. The neighborhood is also known for its old riverfront mansions.

The guest will have full access to unit 1533. This is located in the back of another 2-unit building for short/long-term rentals.
