This review is not for the property listed. Owner contacted us and there was a maintenance issue that couldn’t get repaired before our stay. Owner offered two different options (neither as nice as first choice) but we made it work. Had issue getting in with code and had to call owner who did respond quickly and came to show us the trick of pushing on door while entering code. It is a duplex with pretty thin walls so we heard music from other side, thankfully they stopped playing by 10:30 each night. The place is small, could use some upgrades. It wasn’t what we had planned but no fault from the owner and we were perfectly fine here.

The house also had an amazing screened in front porch that was nice to sit out on at night. If I am ever in the area again, I would definitely go out of the way to stay here again!

This house came as advertised, except the primary had a king which was a bonus! Pretty sure the ad said 2 queens so that was a pleasant surprise.
We loved the charm of the house and area. Our family lives down the street so it was a great convenience for us to be near them in an area we love.
There are just a few things that maybe could improve our stay, we had a slight issue with the screen door on front porch and couldn’t ever reach management about it but luckily we made it work. Lastly a smaller dresser to put clothes would be nice since closet space is limited but of course not a deal breaker. We will definitely stay here again!

Andrew and Melody were wonderful, attentive hosts with a lovely place. Historic home with beautiful natural light, modern updates and cozy decor. The house was the perfect size and had rooms that felt spacious but cozy enough to be able to relax in. The kitchen would be perfect for cooking (which we didn't do but I love a functional kitchen). The beds were extremely comfortable and t inside and outside space was perfect for our dog to run around in. They had a digital house guide with full instructions and recommendations for the area (10/10 recommend bc we could check it while we were out of the house). The San Marco neighborhood was nice to walk around and the location was very central to a lot of other areas of Jacksonville.

The property was ideally located for the activities we were in town to enjoy. The home is in the quaint San Marco area and very close to the south bank of the St John's river in the downtown area of Jacksonville.
It has been recently reappointed with nice upgrades to the interior and appliances.
My husband and I will definitely look to stay here again whenever we are in the Jacksonville area.
This property is also one of the best properties we have booked in the North East Florida area, for us as a couple getaway.
Bear in mind though that this property only has 1 full bathroom which suited us perfectly fine.
Definitely a premier property with premier host attentiveness and response.

Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
We charge a pet fee of $75 per reservation for 2 pets maximum.
*If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through select booking channels. Thank you for your understanding.

● No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● Please no smoking on the property. Cigarette butts must be disposed of in the ashtray provided on the front
patio. An additional fee to remove stains/odors from cigarettes will apply. (smoke is really hard to get out)
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate

The lush eponymous plaza, a bustling hub with independent shops and laid-back cafés providing breakfast, pizza, and ice cream, is the focal point of the charming San Marco neighborhood. Surrounding streets are lined with posh bistros and hip bars. Rock bands perform in the cozy Jack Rabbits Live venue, and art-house films and new releases are shown at the art-deco San Marco Theatre. Old riverfront mansions are another feature of the area's reputation.
