●Pets: A pet fee of $75 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.
●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.
Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.
●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.
●Trash: Dispose of all trash in outside bins before departure.
●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.
●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.
●Windows: Keep windows closed for security.
●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.
●Storage Closet: Keep this area closed and locked.
●Consumables: Leftover items are at your discretion; freshness is not guaranteed.
●Furniture: Do not rearrange.
●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.
●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.
●Illegal Activities: Will result in immediate eviction.

Unfortunately Disappointing

My wife and I chose this rental for our anniversary, drawn by the beautiful photos. The location was charming—quiet yet close to downtown Jacksonville, with plenty of dining options nearby. Check-in was smooth, parking easy, and the property clean. Initially, we were pleased, but our experience quickly soured.
The furniture, from the sofa to the lamp, was cheap and flimsy, with the bed being the worst we’ve ever slept in. The mattress was uncomfortable, sloping at the top, forcing our necks into painful positions—far from the "Florida Retreat" we expected.
The biggest issue, however, was the unreliable host. On our second night, we returned at 11:30 to the front door lock malfunctioning. Despite multiple attempts, the deadbolt wouldn’t budge. I tried contacting the host several times, but received no response. After over an hour waiting for a response, we had no choice but to find a hotel for the night—right before our anniversary.
I understand the host's situation, but the real issue was the poor follow up. He offered to refund our hotel stay via Zelle, it felt more like an attempt to get me off the phone rather than a sincere effort to fix the problem. The refund wasn’t put in for two weeks, requiring multiple follow-ups.
Overall, while the location is great and the property has potential, the unreliable host and poor quality furniture overshadowed the positives. I hope the host takes this feedback seriously, particularly regarding the bed and emergency responsiveness.

Andrew and Melody were outstanding hosts. The one thing that comes to mind that doesn’t always occur with Airbnbs is how responsive they both were even though they weren’t on property. Any message I sent in the 3 months I stayed there, they answered within minutes. Any time of day. That’s one thing I truly appreciate. All in all it was a pleasant stay!
