The location is very convenient to driving into downtown St. Augustine and the nearby beaches. Would definitely rent here again if we are ever in the area!

House was so cozy and was perfect for our family. loved having the extra room downstairs so that husband could work while the kids and I were out all day. my only negative was the stairs but I knew going in there were a little steep. my concern was with my 84 year old mother but she handled them like a champ. if you're a lite sleeper, the train does go by in the middle of the night. didn't bother my husband or I but the kids and my mom said they heard it.

The house was very clean, smelled and looked like the cleaners did a deep clean prior to our stay, and everything matched the listing. We were very pleased with the ample amount of towels provided, the shampoo and conditioner provided in the showers, and the board games for a fun night in. Location was very conveniently located and we throughly enjoyed having the fire pit! Located just a 20-minute walk from downtown, with easy access to local amenities, the accommodation featured ample parking, comfortable beds, and a well-equipped kitchen. The house was clean and although we didn't use the outdoor patios much, they were a nice addition. The hosts' proactive communication and responsiveness to a minor issue were commendable. We loved our stay at the Cove! Benjamin was a great host and quickly responded when there was an issue at the beginning of the stay with the downstairs toilet leaking. The house was recently renovated and super clean! The bedrooms upstairs were wonderful, with the master being spacious.
The only issues we had mainly had to do with the actual architecture of the home. Floors being slightly slanted and small steps (although marked) created walking hazards for elderly and small children. We thought a ramp install would be a great solution to this. Also, while the listing has 4 bedrooms on it, technically it’s 4 bedrooms with a downstairs sitting area that can have a sliding barn door create more privacy. Additionally, it’s important to note that the downstairs is a half bath with the only showers (no baths) present upstairs. This created an issue with one of our elderly who could not take the narrow step way upstairs.
Overall, we really did enjoy our stay! Super clean and affordable!

We really enjoyed our stay at the Cove. Being so close to downtown St. Augustine, during Spring Break, made the traffic manageable (although parking was still quite a challenge).
The recent renovations were very nice, as were the new appliances, and the kitchen had plenty of seating for our 8 folks.
My only complaint - the home was listed as a 4 bedroom, and an office was also mentioned. But the 4th bedroom was the office (with a pullout couch). So space was just a bit tight for 8 people.
On the very positive side, I asked for an early check-in with only a day's notice (for a last minute Zoom meeting I had to attend at 3 PM). Benjamin worked with the cleaning folks and made it happen. Truly appreciated!
I would definitely rent again. We never did use the two bikes available - maybe next trip!

it was a great place to stay. Our family of 7 enjoyed the time there. We walked to St. Augustine daily which was about 20-30 minutes for us which is about a mile to the historic tours. That walk is with 5 kids in tow and it wasnt too bad. The neighborhood isnt bad, we didnt feel unsafe. We didnt actually need anything from Ben during our stay so it was fairly simple.

Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
We charge a pet fee of $100 per reservation for 2 pets maximum.
*If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through select booking channels. ● No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● This is a smoke-free property. Smoking of any kind is strictly prohibited inside the home or on the premises. Violation of this policy will result in a $200 fine to cover additional cleaning costs.
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’

for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
