We chose this vrbo as it was in close proximity to my mother and where my nephew was staying with his family. We wanted to have my daughters with a couple friends to have games, movies and s’mores for my youngest’s birthday and this place turned out to be perfect. The 5 of them walked to the river and park, then came back and we enjoyed games, movies, dinner and a fire pit with s’mores. The master was very comfortable and clean, my oldest did not complain about the other bedroom at all, she loved the colors or both rooms. I brought an air mattress just in case, we did end up using it but only because my youngest wanted it instead of the sofa bed, she wanted the biggest TV 😁.
I will definitely be recommending the properties that Andrew manages as he was very attentive, responded to my questions very quickly and manages the rental to ensure comfort.

We came to visit family in the area and this location was perfect! It was relatively close to every where we needed. There’s a lot of nice walking paths all around by the river that we enjoyed! The place was extremely clean and had everything we needed even down to the pots and pans for cooking! We would def come back here! Parking was super accessible and there are tons of small shops within walking distance as well! The hosts were wonderful with communication and were available to answer any questions! Definitely recommend!!

We really enjoyed our stay at this location in the San Marco area. It was easily walkable to a few restaurants/bars, and within walking distance to the water. We were in town to for a wedding and to visit family and this was a good location between the airport and the wedding venue. It was nice to have the extra outdoor amenities. It was about 25 minutes to the beach. We would definitely stay here again!

Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through select booking channels. ●No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● This is a smoke-free property. Smoking of any kind is strictly prohibited inside the home or on the premises. Violation of this policy will result in a $200 fine to cover additional cleaning costs
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
IMMEDIATELY.

The neighborhood was formerly the independent city of South Jacksonville until it was annexed by Jacksonville in 1932.
