I’d mostly say travelers who are light sleepers should steer clear. Thin walls, doors with chunks missing that need to be replaced and a very loud train that comes by late at night and early in the morning made this difficult.

Andrew was very communicative and helpful with any questions. The location was fantastic, walking distance to a lot of great shops and restaurants, and Publix is a 10 minute walk away. The house is old and in need of repairs though. We also saw some bugs around the kitchen. It's a great place to stay to explore Jacksonville, comfortable enough for a short stay.

Andrew was the perfect host, super attentive and quick to respond. The place was just perfect and so comfortable. It really was a great little home away from home for the long holiday weekend. It's located in a great area-so close to so many great restaurants and shopping areas. Additionally, while I was in town for a conference, one of my parents ended up having a medical emergency and, should it be needed, this place is 4 min from a fantastic hospital.
All in all, I would definitely stay here again and I recommend these hosts!

Location of the property was great - in a quiet neighborhood.
The house however was very dirty, there were cobwebs on the door - both outside and inside, and it had a very musty smell. We even saw a few roaches in the kitchen cabinets. The floor felt very sticky.. The paint in one of the bathrooms was peeling. There was no toilet roll holder in the other bathroom. The toilet roll was on the countertop. The water in one of the bathroom showers was dripping throughout the day.
The living room was not well lit - we could not locate the switch for the fan / light, there was only one small floor lamp which did not give enough light in the evening / night time. The pull-string to turn off the light in one of the bedrooms was broken, with the result that I had to climb on the bed, and reach very close to the fan blades to turn off the light while the fan was on (which we needed in this weather).
The response time by the host was very very slow.... I messaged them one afternoon, they got back to me the next day and said they could go in even if I was not in the unit (I was there for a competition). When I got back that evening, I saw a couple messages saying they were waiting outside ... the impression I had got from their earlier messages was that they would take care of it while I was out... they then got back to me the following morning saying they could come in that day... but it didn't seem worth the bother as it was my last day of a 4 day stay.

Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
We charge a pet fee of $100 per reservation for 2 pets maximum.
*If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through select booking channels. Thank you for your understanding.

●No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● This is a smoke-free property. Smoking of any kind is strictly prohibited inside the home or on the premises. Violation of this policy will result in a $200 fine to cover additional cleaning costs
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
